Compass Concierge

What if you could paint, stage, refresh your landscaping—all the things that will make your home picture perfect for listing—without any up-front costs? We’re excited to say that this dream is now a reality, with Compass Concierge, a unique program designed to prepare your home for the best possible entrance into the market. From deep-cleaning to cosmetic improvements, we will work with you to assess opportunities to elevate your home's value. We’ll create a tailored plan for updating and staging your home for prospective buyers. We will front the costs (we repeat: Compass pays the up-front costs!) associated with home-selling improvements and get reimbursed for the services rendered at the time of the property’s closing.

How it works:

  • A tailored plan suggests improvements and updates to prepare your home for the market.

  • You contract directly with licensed service providers.

  • Compass Concierge pays the up-front cost for the home improvement work performed.

  • At the closing of the property, Compass Concierge is reimbursed the cost of the work performed—with absolutely no interest on the loan.

Who it’s for:

Compass Concierge is available to all sellers with an exclusive Listing Agreement with a Compass agent.

What it covers (and a few examples as needed):

  • Seller-side inspections and evaluations

  • Deep cleaning: carpet cleaning, stain removal, scratch repair, bathroom and kitchen sink/tub resurfacing, appliance cleaning

  • Decluttering: use of a professional organizer, junk removal service

  • Staging

  • Landscaping: lawn and garden/flower bed maintenance, tree trimming, power washing, gutter cleaning, pruning, mulching

  • Interior and exterior painting

  • Cosmetic renovations: cabinet refinishing, window treatments, countertop replacement, window replacement, light fixture replacement, hardwood floor refinishing

  • Pest control: spraying and traps (but not ripping out walls or other physical structures)

  • Custom closets

What it doesn’t cover:

  • Wall removal or installation

  • Other installations: fireplaces, decks, patios, hardwood floors, pools, tubs, roofs, staircases, hot water heaters.

  • Mechanical, electrical, plumbing, septic tank, gas lines, oil tanks, and HVAC work

  • Additions, renovations

  • If you’re not sure if the improvements you want are covered, just ask!

Why Compass Concierge matters:

Cosmetic improvements to a home are proven have a direct and positive impact on sale price, but you may not have money set aside for that kind of expense. The Compass Concierge program will assist you in preparing your home for market by completely funding the cosmetic improvements that will increase the value of your home—staging, cleaning, landscaping and more. At the time of the property's closing, Compass Concierge will simply get reimbursed for the total services rendered. We want to help you get the highest possible price for your home, and Compass Concierge just made it a lot easier to do that.
