One of the things we like best about working with Compass is the straight-up boldness of their initiatives. (I wanted to use a better B-word here denoting chutzpah but we try to keep this blog family-friendly—you know, in case the kids want to read about real estate.) Compass dreams big and allows us to do the same for our clients, so when the Concierge program came out, we couldn’t wait to give it a try.
Compass Concierge fronts the cost of home improvement projects, with no fees and no interest—ever—so you can sell your home faster and for a higher price. What an amazing idea!
When we walk into a client’s home, we know right away what improvements will get the most bang for the buck. We encourage our sellers to spend time and energy preparing their homes for market, and yes, there’s a continuum of how that plays out. If you have 5 kids and won’t be moving out until the night before closing, a good decluttering may be the most you can manage—and only with the help of a professional organizer. If you have already retired from the home you loved for 40 years to your dream house in Napa, you may need a thorough basement clean-out, painting, a kitchen upgrade, and full staging.
But what if you simply don’t have the cash to pay for those repairs, upgrades, staging, and professional help that will make your house irresistible to buyers—and net you more money in the end? That’s the problem Compass Concierge aims to solve.
In brief, here’s how it works:
We work together to decide which services can increase your home’s value the most and set an estimated budget for the work.
When you're ready to start, Ellie and I will be by your side as you engage vendors and commission work.
Once the transformation is complete, your home will go on the market.
You'll pay for the services out of the proceeds of the sale, at closing.
One of the most effective uses we have made of the Concierge program was an estate sale in which five siblings needed to manage disposal of belongings, upgrades, repairs, painting, and staging—and none of them lived in the city where the subject property was located. Ellie and I managed the project, and no one had to keep track of who had paid what portion of the expenses, as all the costs were paid by Compass and reimbursed out of the process of the sale, before those proceeds were distributed to each sibling. It made what could have been a logistical nightmare into a smooth-as-silk process, and allowed the sellers to put money into improvements that greatly increased the value of the property. In fact, it looked so good that we sold it to a neighbor before it even went on the market!
