With 2017 winding down, we're pausing to reflect on our first year as team Liz & Ellie, and our first year with Compass Real Estate. It's been a great year. We've gotten to know our talented, knowledgeable, and experienced colleagues in the Cambridge office. We've learned so much from each other, including exactly how many sugars Ellie takes in her coffee and the fact that Liz prefers cheese to cake. Best of all, we've been involved in over 30 transactions helping wonderful clients buy, sell, and rent homes throughout the Greater Boston Area.
In the spirit of the ubiquitous "Best of" and "Year in Review" lists that pop up this time of year, we've put together some of our own statistics and fun facts:
Where did we work?
We spent most of our time in Cambridge and Somerville, with Arlington and Boston not far behind. All in all we worked in 14 different communities, ranging as far north as Woburn and Stoneham, as far west as Natick, and as far south as West Roxbury.
What did we do?
We helped an equal amount of sellers and buyers with single-family homes, condos, and multi-families. We were also involved in eight rentals. We did many consultations, market analyses, and buyer/seller planning meetings. And we taught our first joint seminar, for first-time homebuyers. We also had fun attending Compass events in Boston Harbor, New York City, and San Francisco. Just for fun, Liz traveled to Costa Rica with her family and Ellie attended a Rueda (Cuban Salsa Dancing) congress with dancers from all over the world. It can't be all work and no play!
How did our clients do?
On average, we put our listings under agreement in under a week. The highest number of offers we got was a mind-boggling 18, and one of our listings went a whopping 33% over asking—those were some happy sellers! Condos went an average of 7% over asking, and singles 14%.
We were thrilled to put 4 buyers into their first homes, and to help many more move on to their next home. For those who were buying and selling at the same time, we did our best to smooth the transition—and everyone got where they needed to be.
Who did we meet?
We are so lucky here in the Boston area to be able to welcome clients from around the country and around the world. Some clients moved from a condo in Arlington to a single-family in the same town while others traveled across the ocean from Europe to Kendall Square. Some were leaving a home which they had lived in all their lives, and others needed a larger home to accommodate a growing family. We've listened to Danish, Italian, Kannada (look it up), Hebrew, and Mandarin conversations about kitchens, yards, and parking. And through it all we've felt privileged to get to know each and every one of our clients.
